The majority of property owners who are paying a Service Charge are unaware that they can choose who acts as their Managing Agents and work with them to control their Service Charge budgets.
The founders of Potts Gray, Nick Westall and Andrew Potts both owned properties as landlords, and felt exploited by Managing Agents. After spending time researching leases, working with solicitors and reviewing their rights as property owners they confronted the Managing Agents looking after their properties and attempted to work with them on an ongoing basis. Unfortunately, this was unsuccessful and they created Potts Gray Property Management.
The backgrounds of Nick Westall and Andrew Potts allowed Potts Gray to be established with a secure platform from all perspectives to manage the small number of sites that required management. Upon establishing Potts Gray the owners met with other property owners at the sites they owned properties, explained their vision and the process in transferring to Potts Gray.
Some owners had initial concerns but agreed that what was being planned was better than what was being delivered and as such agreed to vote on transferring the management of their site to the newly established Potts Gray Property Management Ltd.
That was 2011 and Potts Gray are still managing these sites.
As a result of the impact Potts Gray were able to achieve both in terms of increased service and cost control word of mouth began and within 3 years Potts Gray increased from managing 15 properties over 3 sites with Annual Service Charge Budgets of £45000 to over 2000 properties across 50 sites with a combined Annual Service Charge Budget of over £1million.

Contractor Management
Each and every contractor that works with Potts Gray are required to sign up to a code of practice. Every contractor that works on your site or property will be local to the area, will have a specific job specification and work to high standards. Working with local contractors is not the norm in this industry, for ease you will often find Managing Agents choose to work with National Chains across all of their sites, in our experience working with local contractors ensures faster response times, more dedicated service and better cost control. It may seem obvious but maintaining and keeping a high level and standard of service at your site makes ongoing management of the site in short, medium and long term far simpler.
Part of this is getting to know your site, regular visits to site and regular site meetings with owners and contractors all make managing your site easier. This allows us to identify and resolve issues before they become problems.
